Acquisition
KGW has the ability to acquire
land suitable for future office, retail and/or multi-family development.
In such instances, the land will be strategically located in a growth
market that through insightful knowledge we’re aware of tenants
wanting to be there once the demographics prove up. KGW will assemble
and acquire the land at below market prices and dependant on the partnerships
exit strategies will sell or develop the property once the demand is met.
Our land speculation hold period ranges from twelve to twenty-four months
depending on individual market dynamics.
Land Development
Projects
KGW will acquire land for
build-to-suit, pre leased and speculative development purposes. We assemble
and acquire the necessary parcels and/or acreage while working with the
anchor tenant through the entitlement, master planning and infrastructure
requirement stages. KGW then delivers the client its site and develops
the remaining property.
Single-Tenant/Multi-Tenant
Retail Projects
Single-Tenant/Multi-Tenant
Retail Projects are ground-up development ventures that on average range
from 10,000 to 200,000 square feet. Working in conjunction with specific
client needs, KGW utilizes market knowledge and access to capital markets
to develop in a timely, open-book manner. KGW targets, assembles and develops
big box and shadow anchored retail strip centers within the Texas / Oklahoma
region. Our focus and lines of business allow us to strategically pin-point
development opportunities within growth markets not yet saturated with
retail. Secondary, middle and tertiary markets remain our niche; however,
we do engage in large metropolitan areas.
Joint Venture
Retail clients and/or property
owners will on occasion, have the opportunity to contribute their land
as an equity interest in a development. This allows the land owner to
participate in the development and allows KGW to lower its initial land
cost basis. KGW will provide the development, leasing and management expertise
while the profits generated from cash flow, refinancing or sale of property
are shared through asset and/or partnership agreements.
